1st June 2022, Skopje – This year, the citizens may apply for a subsidy for a housing loan from the state through the “Buy a House, Buy a Flat” Project. Public call was announced and the citizens may submit an application, by 31st August 2022 inclusive, for state subsidy for participation or subsidy for monthly installment for buying a new flat or building/buying a new house.
The subsidy is approved for a housing loan in the amount of up to EUR 50,000, the repayment period of which is not shorter than 20 years, and the subsidy may be up to EUR 20,000 according to the selected subsidizing model and the loan amount. Depending on the selected model, the subsidized period may be even up to 11 years.
The citizens may apply for 6 different models, offering various advantages, as to whether they want to apply for a subsidy for monthly loan installment or a subsidy for participation depending on whether they apply for buying a flat or a house, as well as depending on the applicant’s age. Rulebook published on the Ministry of Finance website provides more details on the models.
Interest rate as per the set criteria, accounts for 2.9% in the first 3 years and 3.9% in the fourth and the fifth year of the loan repayment period when selecting the monthly installment subsidy, whereby as for the participation subsidy model, the interest rate accounts for 4% throughout the repayment period ( 6-month Euribor interest rate).
As per the set conditions and criteria, the beneficiaries of subsidized loan may be individuals with marital or non-marital status, without thereby owning a flat or a house in their own name or in the name of the spouse, and whose monthly income is EUR 900 at the most for those who are not married, with the maximum amount being EUR 1,300 for a married couple. Selling price of the flat, being bought with a subsidized loan should not exceed EUR 900 million per square meter, with the area thereof covering up to 150 square meters.
Interested citizens may submit application for subsidized housing loan in the commercial banks in the country via which this Project is implemented, i.e. NLB Banka, Stopanska Banka – Skopje, Sparkasse Banka, Stopanska Banka – Bitola, Silk Roud Banka, TTK Banka and ProCredit Banka.
Under the “Buy a House, Buy a Flat” Project being implemented for 10 years now, more than 2000 applications have been approved so far, with the extended loans amounting to over EUR 73 million and the approved subsidized amounting for more than EUR 18 million.
