Skopje, 9th February 2013 (MIA) – Government expects for the changes in “Buy a House, Buy a Flat“ Project to increase interest of both citizens and construction companies for building houses and tract housing development.
As Vice Prime Minister and Minister of Finance, Zoran Stavreski, pointed out at the press conference on Saturday, in addition to increase of Government subsidies from 50% to 75% as regards installments in the first five years, it is also provided, after so many years, for prefab houses where large number of citizens in Skopje live, like in Karpos, Vlae and similar, to be renovated or tore down and a house to be build thereto.
– This arouses huge interest and we have received calls, e-mails, in the past days. I believe we will meet the citizens halfway through this Project, Stavreski said.
The third change made upon request by the citizens – for subsidized funds not to be repaid after the 10th year if the citizen repays early the credit, according to Stavreski, will also make the Project more attractive.
– We have prepared a specific program on the number and the locations to be offered as building sites and lots in the coming period for construction of individual houses, as well as smaller tract housing development where a private investor will build a cluster or several clusters of houses and will then sell them to the citizens at a price which will, of course, be lower than if the house was built by the citizens themselves, Stavreski explained.
According to him, with respect to the possibility for construction of tract housing development, in addition to Skopje municipalities, it was also discussed with the mayors of Prilep, Bitola and other municipalities, where there are urbanized lots for construction of 200 to 300 houses, the sale of which, he believes, will be intensified with the changes to the “Buy a House, Buy a Flat” Project.
As Zlatko Kalenikov, Chairman of the Macedonian Chambers of Commerce, said, changes in the “Buy a House, Buy a Flat“ Project are attractive to both the citizens and the construction companies, expected to arouse special interest at the micro-, small- and medium-sized enterprises.
Construction Chamber within the Macedonian Chambers of Commerce is especially interested in publishing tenders for construction of clusters of 20, 30 or 50 tract houses, for which notice will be published for small- and medium-sized companies to be able to apply for construction of tract housing development.
– These changes make the Project more attractive, knowing that since the earthquake to date, there has been no such project in the Republic of Macedonia. It provides for a possibility for all citizens in Skopje, having prefab houses which are not in a good livable condition, who had no opportunity and income to extend or renovate them, to apply for this Project. It also allows our members – micro and small-sized enterprises, together with the banking sector, to prepare a business model and an offer on the market to renovate the existing prefab houses or build new ones thereon for large number of families in Skopje, Kalenikov said.
According to the representative of the Construction Chamber within the Macedonian Chambers of Commerce, Mr. Koci, pressure as regards bank guarantee will be reduced, since the Government will subsidize 75% of the installment in the first five years of credit repayment.
As Vice Prime Minister Stavreski stated, prior to the changes, “Buy a House, Buy a Flat” Project was attractive for buying a flat, and following the changes made, it becomes more attractive for construction of individual houses and tract housing development.
